Also, there are probably a few closing cost fees that you may want to take into account if you haven't already done so including inspection fees, escrow fees, lender's title policy, loan origination fee, etc.

Of course i'll have them sign a receipt and make a copy to give to the Title Co.I also have a early termination penalty clause for me and the buyer if either one of us cancels the deal early, Is that fair?
