They would not be in the price range that most BRRRR falls into (possibly 10x more) but the math works well so far using them for short term rentals in high demand areas; all while allowing us to stay there too.

This however is not my model as I'm a per room model but in this case having done the math with only 3 bedrooms it would make sense to just rent to 1 family, get that out the way then deal with the non-permitted as well as other side of house.

I am going to dig into this further, but my feeling was CoC was less than 1% on the Tipp City offer based on multi-family math...what got my wife and I interested in this is a real estate lady in Portland had said there was storage shortage, so then around that time we ended up buying a 4 plex.
