Bathrooms need updating (there are 3 total) I believe the enclosed back patio is out of code, built on insufficient foundation.

Personally I think if you want to be completely hands off, I would refi to 30 years at 146k and get a good property manager.  

As a new real estate investor, you should start in your own back yard where you have the advantage of first hand knowledge of the market, the customs, expectations, laws, and a network of friends and acquaintances who can help with advice.  

You will soon find out what things you should do yourself, and some you should pay the pros to do (unless you plan to be all hands off with a GC).

Real turn key investment is dividend stocks, which is hands off.

Though between the two of us, we have enough cash on hand to buy the property outright, and currently have a couple other income producing rental properties, a conventional loan is going to be hard to come by. 

Then I go to send a message to a handful of  local peeps I want to meet and interact with and after 2-3 messages I just got "banned" and can't send anymore messages??

I know that I will have no problem renting out the spaces for a total of $400 extra income.  

Tell everyone you meet that you are an agent, get cards made and hand them out.  

Additionally, this property is close to the airport so there is a lot of potential to turn it into an airbnb hub, leading to more cashflow and of course, more management/cleaning time.Long story short, would you take a deal with these parameters:- Asking price $165,000 (pre-MLS price) - Duplex consists of: 1 bedroom main floor and basement unit & 1 bedroom upstairs unit- Total rent: $1600/month (tenants pay utilities)Addendum: I just bought my first property with 11% down (before I found BP), so any suggestions (or links to forum posts/blog posts/podcasts) on creative ways to finance this deal, please let me know.Thanks BP community.
