thanks great advice.i was curious because some investors recommend interest only mortgages to grow a portfolio faster but i just can't get past the loan to value ratio not changing at all.i like debt as a tool for growth just don't like it hanging over my head for THAT long.

I'll make a few comments.  1) Market - be in the strongest and most diversified markets (w/job and pop growth historically and future expected above natl averages).  

If you are looking for population growth, southeast NC is not the best overall place to be.

@Joe Parrish has been a huge asset in the growth of my development company in Boston

They'll pinpoint if the rents are accurate and have room for growth.  

Books are fantastic for personal growth and development, but it is only a supplement to what goes on in real estate investing.

Two important factors in multi-family are population growth & job growth. 

I have alot of work to do but am ready for the task!

Maybe student growth will keep outpacing it.. who knows.
