You can then just patch and paint the drywall, or if it's too damaged, you can always replace the drywall, which does indeed take longer, but on the other hand, drywall (even water-resistant or "green" drywall- what you want for a bathroom) is not super-expensive and is DIY if you have the time and inclination (Though it is on the harder side as far as DIY projects go)

Thanks for the feedback, and the heads up.I looked at a duplex build realty has right on the outside of clintonville yesterday evening and it was the first i iv heard of them and didnt know they were the same company as green leaf.

Water is very expensive in Aurora ($130 is actually pretty low in my experience to keep a lawn green-I pay $200 per and have relatively small grass area that is partially shaded) and it could be that there are a couple of zones that are out of commission.

I see I would be in the red renting to a single family but if I don't include management and manage myself for as long as I have it then I would be in the green about $150+ thanks for your time.

@Sam Leon Water dispersion is one of the characteristics of a Green Roof ;-)  It is quite possible the compost on your roof, and the matter growing in it, was masking the leaks.Termites are something with which we thankfully do not have to deal up here ... yet {I hear they are in parts of Maine now, so it will just be a matter of time and a couple of mild winters before they find the tasty old Second Empire, Queen Anne, Victorian .... buffet which awaits.
