The real answer to this lies somewhere buried deep inside your goals. 

That lie, although seemingly minor, is still committing mortgage fraud.

Numbers don't lie that is what you always have to keep in the back of your mind. 

They ended up lying to me, because I dropped the disputed charge just as they asked, but they never refunded me.

To your point, that's almost impossible to find...that's one of the reason I'm focusing on foreign markets now, much more low lying fruit.    

I can chat or mail you details but basically they lie about so much of their buildings that many banks won't deal with them anymore.There are more reputable brokers who work with foreigners  (or if you speak Japanese many more) the ones I know are all Tokyo based but happy to recommend a few.

When a Tenant is close to their rental anniversary, I always perform a walk through inspection, documenting with photos that I then share with the Owner, along with a brief overview of current market and my recommendations as to increase/repairs or to just let the sleeping dog lie.

I'm thinking if I list "No smokers" on the listing then people might try to lie.

My problem still lies with the higher than usual market and high interest rates.
