Based on my calculations and preliminary research, I have found that the Bay Area offers good returns from developing land, although acquiring level land and obtaining permits can be challenging.I have a few questions:1) Is it recommended to purchase a complete house plan from online sources like ePlans or similar websites and then customize the architectural design before submitting it to the municipality?

It goes something like this.You find a commercial property for sale in a good location that’s currently vacant (so that you’re not paying for current cash flow) and that has an assumable mortgage at a relatively low rate.

I'm always trying to find good data.

@Angelica Walker sounds like you have a good contact above already but would certainly recommend connecting to some real estate groups close to you. 

It's just not good karma, good morals or professional to deceive people for any reason but especially for your own gain!  

Also a seller concession is a good tool to reduce closing costs and carrying more than necessary on the primary.
