A couple of questions regarding this:1.

A couple options are to either do a cash out refi or a HELOC on the paid off property and use the funds to purchase the new property. 

I have read a couple of articles that bemoan that homeowners in expensive locales will suffer, however little to no impact to less pricey areas and a net probable boost to landlords.Live in flips will certainly be less profitable if the capital gains exemption increase from two to five years! 

I have some strict criteria for my properties, one of which is at least $200 per unit in cash flow.I've spoke with a couple other investors, and thought I'd toss it to the group, and any advice would be greatly appreciated.
