Manco,You should be getting proof of insurance from any contractor that sets foot on the property.

We have a few lots in the downtown Albany area already identified, but my question to everyone is do you have a rough idea of the cost per square foot to build a 2,800 SF three family plus basement apartment (for my super)?

The house is a 4bd/2ba 2,300 square foot.  

I also have a general question, trying to understand what's a good rule of thumb square foot construction cost, people usually say 100 to 120, does that apply here in SLC, also does it includes developing the land? 

They are going to want to know how many people and people traffic count.

The home is 2200 square feet with 3 bedrooms 3 bathrooms, and a 600 square foot permitted mother-in-law apartment.

. - It's big enough to have plenty of traffic but not so big that the competition is really fierce (yet)- Arizonas laws prohibit cities regulating STR (for now)- Property/rent costs are low enough even in popular str areas (near the University and downtown)But I imagine there are similar areas around the country (I know Tulsa is a VERY similar market to Tucson for example.
