@Eduardo Slesaransky once title goes into the buyers name he/she is free to do what he/she wants with the property unless otherwise stated in the terms the buyer and note holder agreed on.

(a) A licensed broker may not pay a commission to or otherwise compensate a person directly or indirectly for performing an act of a broker unless the person is:(1) a license holder...so they can pay indirectly.. through the llc....

I still have some liabilities like car payments, rent, food, gas ect.

I'm curious as to how it works if I'm the second lien holder.

It sounds like this chick may or may not be a residential tenant who just wants to use her company name on the lease though so I suppose that is just some food for thought.

@Tanya Brown  Just some food for thought on the deal, you might consider using one unit as a 'traveling nurse' short term rental unit.
