Hi Folks, My grandpop is liquidating his mixed use apartment complex and I'm looking into purchasing from him.

The forums tend to be fairly practical, so you can pick up some real world info pretty quickly.

City governments tend to be lousy at this inspection process. 

We tend to be about $300 under that, which still gives us a very strong rent in a low end neighborhood. 

Also, demand for the areas closest to downtown tends to be highest with prices falling pretty quickly once you get on the other side of Missionary Ridge.  

Most folks are assuming shorter time frames (although you might be right as I do not know how long Andrey wants/prefers holding on to this asset) because they either want to move up or sell the property (same thing, in my eyes). 

I've gotten a lots of good advice and information from the folks on here I'm in the Central Illinois area and have visited Chatham several times its a nice area!
