The only real advantage would be to cash in on buyer's commission and avoid the seller listing fee, however, most brokers still charge a flat fee minimum for transactions.

Many laws are changing daily, if you don’t get everyone to voluntarily leave before trying to sell please be careful not to violate any laws with fines that IMHO can be VERY excessive.

I don't want to be the knit picky type of LL that tries to nickle & dime people but I am trying to find that balance that is general wear and tear and what is excessive wear and tear and should be taken out of the tenants deposit.
