You have a lazy one, that also slows down the deal flow.My favorite lender is not the cheapest, but they are the fastest and easiest to work with. 

Not knowing the State you live or operate in, my favorite investment structure is the series LLC which has a parent-child structure and have infinite scalability, offering creative solutions for investors.

I will caution you that retail is a great asset class, it's my personal favorite.
