Home Depot's selection is extremely limited and costs the same or more for worse material, whereas if you find a roofing supply house in your area your options open up wide and you'll get a reasonable price (and as all cash mentioned, they'll give you rooftop delivery for a reasonable price which is absolutely worth it).Architectural shingles are nice because they're good at hiding minor imperfections.

Repair estimates are extremely locale-specific.What you pay in a city is going to be far different than what you pay as you get further away from the city.So while I may be used to seeing tile installed at $2 sq ft, it maybe 3 or 4 bucks for all I know in your city.

Given my job however, i have extremely limited time and the capital required would probably take me a year or two to save up whereas i can make downpayments on one or 2 SFH per year - i was targeting markets that would have less equity growth and appreciation and more moderate middle market mid-western cities@Kerry Baird thanks for the response as well!

I agree with what others have said though getting your own leads, this is extremely important if you see a dip in the REO market and then your broker will be stuck with no listings, no leads type scenario.
