The cost of living in Mexico is quite low and we are able to save about $7k a month.My Real Estate Investing Strategy:I plan to do out-of-state REI.I intend to target distressed multifamily properties (2-4 units) in B - C Class areas.SFHs are acceptable but the numbers appear to work better in multifamily.I would like to utilize the BRRRR method in order to efficiently utilize capital.I would prefer to target higher cash-flowing markets.The end goal is a passive income with buy and hold.My Question:I would like to hear your experiences in the Memphis market and if you would recommend it today for a newcomer such as myself?

We've grown our portfolio up to 22 units and have a mix of tenant payment methods: manual cheques (fun), e-transfers, bank counter deposits and some have done PADs at their local branch.Our challenge has become with the PADs, we don't see any information about the source account owner - our statements just show TransferXYZ to Account ABC or similar vague transaction information.We have about ten units that all pay the same amount and thankfully only a few are on PADs but if we have one that is late - we never know who it may be until we do the dial-around.Is there another solution out there we should be directing these tenants to be using?

We have followed the BRRRR method throughout, and always refi'd into the 30-year FNMA/FHLMC backed products; always in separate names to allow my wife and me to maximize that cheap money (you can each do 10 loans).
