I have begun engaging with several agents on available properties, while at the same time, trying to put the structure in place to support my future acquisition. 

So in theory you could take the 80k and then 1031 exchange the 15k into another property and defer part of the gain.

Rental income from the 15 properties.  

Purchase price: $298,000 Cash invested: $20,000 Sale price: $510,000 Personal home for three years, turned into rental property for next seven years.

Hi everyone,I have a unique situation wherein we placed 3 properties (all located in maryland, baltimore city) into an S corp and looking to transfer at least 2 of the properties out of the LLC into a multi-member LLC partnership.1)  are we subject to transfer taxes or fees for the transferring?

One, is dynamic pricing a thing for mid-term properties without much seasonality?
