I’m guessing a lot of people are moving out due to covid unemployment so even if it’s not a typical time to be looking for a new place, there is plenty to choose from, however they are disappearing just as fast as they are appearing.

I believe the area is saturated with STRs but Covid has shut down so much tourism and convention business that some are probably not going to survive through this, which may make it more lucrative for the ones who stick it out till things return to normal.

Before COVID, the eviction process was pretty smooth, but now I have no idea.As for the missed rent, you would need to sue them after you get the eviction proceedings completed, or their property out of the unit.
