We have received a bid from a reputable contractor, but we now see that we will be required to do a good deal of the demo work to stay within our budget.

I want the ability to exit if the repairs are out of my budget.

Due to poor budgeting, I spend about half and keep half (I could definitely save more).

Then add paint inside and out, new kitchen, updated bathrooms, new carpets in bedrooms, new light fixtures, updated sockets and you´re probably looking at a budget of $8000-$9000 in cosmetic updates, $6000-$7000 for a properly permitted roof and $3000 for a new HVAC system.

This is a budget builder and poor finishes and brick will push that number up.

They do a good job budgeting and planning, so they are better able to pay rent on time.

Multi family inventory is low here for my budget so I am starting to look at SFH.

If we had a meatier budget we could've painted the entire brick exterior a neutral color. 

But I do work full-time, and hopefully could budget holding costs out of my salary.
