I have been in the hacking game for over 15 years, and take pride in it, similar to a plumber. 

We are ready to move forward when we can but for now it is a waiting game.

The valuation less 8% is fair but it's heavy on the other partners staying in the game as they have to dish out some of their gains and "buy something at market value"... when we're all trying hard to buy something below market price.

I was lucky to close on a poconos house ( 3000sqft , 4 BR,3BA , Game Room ,big loft, Fully furnished and turnkey) that was originally listed for 315k.
