I'd clearly pay everyone for their troubles, but having a legitimate list of what needs to be done, along with an actual price for the rehab would clear any doubts I have on my first deal and ensure my offer is adequate.

Initially blasting them all on email maybe your best bet.As you develop your business and figure who are really serious players then I would recommend you call them first and then blast the rest with email.The thing is that there will only be a handful of people you will work with even if you have 243 people on your list.

It might also be because they or someone thinks there is to much due diligence for them to ensure that the seller is not an undsiclosed stockholder or has other dealings with members in an LLC.Who Knows?

This is assuming you have not crossed the 10 mortgage rule and each property in the portfolio is sufficient security against its own note.If you find yourself in a situation where you need to contemplate pledging more than one property to obtain a loan ensure you know what your terms are.
