Even if you hire a PM you have to constantly coordinate all of this, and next thing you know, every month you are hearing about doing this repair or not, tree branches, sewer system, and evicting tenants.

I have seen some owners try to recoupe delinquent lot rent from the new owner. 2 the lot owner can refer you to other lot owners who may be interested in investors who want to buy their vacant units. 3 investor friendly park owners can give you a report on violations the unit has been flag for in the past (I.e tree fell on it and water ran in the unit for a month before it was fixed). 4 Park owners have relationships with mobile home dealers which can help if you need to sell a lot of units on exit or put your hands on foreclosed units. 5 If you have a good relationship with the park owner you can work together to get rid of a problem tenant and your unit and money maker isn't jeapordized.

Turned out they were having problems connected the water lines due to a large oak tree.

Tree trimming can bite you if you buy an overgrown park or let it get out of hand. 

New paint, light remodel, removed trees in backyard opened up yard space, new sidewalk, concrete in garage and automatic garage doors.

I actually did something for my job that sounds incredibly cool, I'm a field biologist, my specialty is endangered species surveys.

If its vacant land you can rent the land, maybe to a farmer for crops, maybe to somebody else who needs land like a paint ball company, or for storage, or to hold events. or cut the trees for a timber harvest. 

I own 3 proprieties in Joshua Tree and the cash flow there its great but I don't want to have all my portfolio in one spot.
