I've filed chapter 7 bankruptcy in the past due to medical expenses I couldn't afford anymore.

Many owners don't realize that the majority of that service comes from the owner allowing the PM to efficiently address non-emergency maintenance issues.

So we're hoping to get some medical related tenants interested due to proximity (and lack of other Class A offices in the area).

I’d pick a school in an emerging market with a robust off-campus life.

@Paul Sandhu I would get some backup and the go into the property and call the police emergency WHILE I’m in the property with them.

Just because those businesses are located there, doesn't mean it's a great or emerging neighborhood.

I am in a tough spot because a medical condition recently cost my wife and I our savings and we have no capital to begin this new adventure. 

My only concern is an uptick in short-term regulations and restrictions for the smaller destination communities that do not have large scale medical resources to combat any surges in cases.

If it's a true emergency, we have explained to people to shut the water off or call the fire department, electric company. 

I had a great renter with a 510 who had just got out of bankrupcy since his wife died and they got overwhelmed with medical debt.
