I am rehabbing my own home to sell and pull out my equity to use on future deals, please see the numbers below:Added value: 45KLess Cost of rehab: 27K (I didn't want to spend much more than 18K)Less Additional Realtor Fees: 2.7K (45,000 x 6%)Less Staging: 2KLess Holding Cost on Loan: 1KAdditional Equity Upon Sale: 12.3KSo, I guess the question is, is it worth it to take on the risk of the rehab for the extra 12K of profit, I think so.

However; we decided on Orange County, CA, and are currently building a house in San Clemente, which we will sell to an owner user or investor for a VR or long term rental, another in the works in Capo Beach, and 2 condos in planning stage in San Clemente that will be bought for vacation rentals, or someone wanting to be close to the beach.

All other insurance providers that I know of need to write a several different policies with large deposit to duplicate the coverage. you have to tell them once you go from one stage to another. if you finished rehabbing and property is on the market you need to call them and disclose that fact. only then they will update your policy with the proper coverage and premium. costwise :rehabbed > vacant > rented(occupied).
