I live in a condo I recently purchased and own several great parcels in the area I’m looking to sell or flip.

Went house hunting in the land of "condos/apartment" living.

Except for one duplex I exited Charlotte/Mecklenburg County about 3 years ago - all my buy & hold properties are in Gastonia.   

Word of advice is that if you believe you are going to be stationed at your current location for a while consider using your earned benefit of the VA loan to house hack a detached duplex.  

These are small, non-warrantable studio condos, so no financing out there really.

I own a half-duplex that I live in, but for investment purposes, my home city is too expensive for rental properties to have a good cap rate, so I’m looking to buy elsewhere in Canada.

I wouldn't get too excited about this one, since there are currently 16 duplexes in the neighborhood listed for a lower price.

I plan to owner occupy and I was originally looking at duplexes and figured that I will definitely be able to handle one tenant and understand that this will be a great learning experience going this route but I lean towards valuing my time (as we all do..) so lately I have been thinking about another option.

I definitely plan on keeping my home and renting it out if I was to PCS elsewhere, but I also would like to have a additional rental property like a duplex or another house while I’m here in Virginia Area.

I started with a duplex, and lived in half of it.
