On one of my rentals the seller paid for a home warranty when I purchased the place and during the remodel we found termites and it was $216 out the door instead of $1500 which was a pleasant surprise considering the circumstances.Bryan N.

An auditor will show up on your door steps (can be your home) checking for password protected PC, locked file cabinets etc. the audit was a joke.

It is kind of interesting that if you have lots of less expensive properties it can be easier because you have more going on but still it seems like more work with more doors when the price point is lower.

No matter how much screening you do or rules you have in the rental agreement, your tenants can be a contributing factor.I'd rather improve a neighborhood with involved citizens, grant money, the support of the city, and relationships with other landlords than have it legislated.
