Be as detailed and specific as possible when mentioning your future plans, current operation/experience level, ongoing projects, etc.

I plan to do this after my BRRR is completed at the end of this month.

I love it out there and don't think you can go wrong with that plan. 

@Travis Elliott Real estate investing is wonderful when you follow a strategy (or two) and have realistic plans.

The other worry is that any tax increases year over year would keep it cash flow neutral/negative, even with rent increases.Regarding any potential proceeds, letting at least half sit in a HYSA was my plan.

Initial thought, I plan to form LLC and have all of us members.

They plan on being there for maybe another year or two.I had never heard of a "personal use property", so I'll have to look into it and see this qualifies.  

How long are you planning to hold this property?

If you plan to continue investing, I'd strongly suggest a good spray gun!  

It's so central to real estate investing, and yet there isn't enough discussion on using it as part of your business plan to build a prosperous real estate business.
