New kitchen and bathrooms, new floors through-out, installed a central AC unit, updated electrical and plumbing, new landscaping, pool had to be resrufaced, new garage door, new windows all around, new doors, landscaping, new wider driveway, exterior/interior paint, painted the garage floor and concrete in the backyard and new appliances.My current deal is very similar.

Hi Robin yes I believe you should also look into Phoenix( yes i know is super hot ) but you said dallas, I am a Former Analyst for a large Private Equity Real estate Institution, i see number maybe a little differently then most people, but all the market you mention are good, and i have nothing against them but my 2 cent is Phoenix I used to have very diverse portfolio in about 6 states, now 80% is focus in Arizona and New Mexico.

It really ought to be less than $800K for the whole shebang.Obviously, there are a bunch more numbers to plug in - CapEx, insurance, vacancy rate, landscaping, snow removal, admin and management, etc.
