There are lots of ways you get returns as a real estate investor, but to replace your active income you’re generally going to focus on your cash on cash return - or the amount of money you receive every year from cash distributions.In this example we’ll use $100,000 as your annual income that you’re looking to replace.Cash on cash return is measured as a percentage of return from cash distributions per year based on the amount you invested.So let's say you invested $50,000 into a deal that has a 5% cash on cash return, that means you’d receive 5% of 50,000 that year, or $2,500.

Brainstorming here: I had to look at a map, but I wonder if you could reach out to some Atlanta industrial brokers to see if any of their clients would need distribution in between Atlanta and some other destinations?

Is there a preferred return for the majority investor or have profits distributed based on % investment so everyone feels like they are being made whole at the same rate?

Still, Doug, I am left with the question of what that loan syndication looks like on paper from a distribution standpoint.

It seems one would be able to distribute the risk across a couple investments working with web platforms as opposed to the off platform investments which seemingly offer the same returns at higher minimums.

If I read the 1099-MISC correct, property management will send me 1099-MISC if there is more than $600 owner distribution.

If you invest as a limited partner in syndication structured deals you would own a percentage and your investment will make you monthly distributions.  

If the LLC is the employer, which it is since that is where the income is derived, then all eligible employee/owners of the LLC must be provided with equal benefits under the SEP.There {could} be ways you could restructure your participation in future deals to segregate income to your own business.  

Out of curiosity how many of you know how a credit score is actually derived?
