The trend toward flat roofs is just silly in most areas (bc it causes water diversion problems, which then cause a myriad of other problems).

To try and sum this last week up.My partner/landlord arrived on Wednesday, and she was not in parked in the designated areas.  

I believe the Buy and Flip strategy works well for upward market trends, but not so much in the current market as @Nathan Gesner mentioned.  

it's just easier than the more advanced strategies...House hacking still takes significant due diligence, skill in analyzing the market and the property, time and effort to learn about tenant screening and property management, the ability to anticipate appreciation/depreciation trends, etc., etc., etc....and even with lots of skill and preparation, things will still go wrong (vacancy, plumbing leaks, bad tenants, etc.)

A little bit about me, Ive been doing interior design for several years, with my focus being on investor buy/flips and STR.

I’m a 16 year old based in the ATL area of georgia and have noticed a trend among most people my age who aren’t as worried about their future as me.

A lot of sellers (and their Realtors) still don't get the market is correcting and that prices are trending downward.

I believe what has driven me to focus on working with investors, has a lot to do with my flexibility and ability to perform most of the things you can do in a home, and eye for design and detail.
