Does anyone have experience and could describe the process for purchasing foreclosure properties in the Triad?  

I read somewhere that this could possibly count as the sale of the property and prompt sales tax (e.g. as described in this article here).

The issue is that there is a contractor who is thorough on-site but lack follow-up communication after they quoting me a price and left, a contractor who didn't even go inside the house to do inspection but rely on pictures and videos from other contractors to quote me a price but responsive via text after they left the site, and those who didn't even come on-site and ask me to describe the situation through the phone and give me a quote there.

@Buyan Thyagarajan we actually had a deal just like the one your describing that sold yesterday. $110k purchase and $190k ARV in 19139 if you were going to flip it.

Just like you described, there's an uptick in them especially here in California (crypto, gamestop, and so on), and FYI for folks not of retirement age there are solutions there too. 

BTW a Security deed can capture anything not just debt, it can describe any relationship.The _best_ JV partner is;;;;  no partner. 

Also the way David describes is the technically correct way to do it. 

Also, that 30% parts discount can be shared to friends and family members.it was the first time I heard of that business strategy but it seems to help the customer have a peace of mind and it helps the business with customer retention. it sounds similar to what you’re describing, but the fine print in those arrangements is what will separate the good value from waste of time.

Just make sure to keep track of dates, person who made expense/income, describe the item, and provide a monetary amount.
