Two brains are better than one?

What I am trying to do is teach everybody that you need to use your brain not embrace comfort sayings.  

Or brains.)Or one of our latest complaints:"You know the central AC system in the house cools better then 3 window units?

If they took 1% of that brain power to try to pay the rent on time they could do wonders not just with the rent but their whole lives.Sadly many of them will continue to live this way through their whole lifetime.Have been there before with a lot of residential tenants.

I do not charge it is just something I find fun to keep my brain busy.  

Knowing there are appraisers from southern California and other areas on here, I wanted to pick your brains. 

In the meantime, if there are any BP members in my neck of the woods who wouldn't mind having their brains picked by a newbie, I'd be glad to buy you lunch and introduce myself in person.

Once I found a person already doing it, I picked their brains and felt more comfortable and went full speed ahead.I was also scared of getting bad tenants and not knowing what to do about itMy biggest fear was not being able to get out of a property that I couldn't handle.

By joining Bigger Pockets, we hope will pick brains from people alike and ask advice when needed.

I'm not sure how many Del Rioans are on BP, but I would definitely like to pick your brain on your successes and failures of investing in the area if you have some time.
