I definitely don't have the answers but it is interesting to see things changing a little bit. 

I definitely would have declined an application with that many tenants, but now they are accepting a rent increase which is pure profit on top of an already cash flowing property.

Definitely have seen banks more than willing to give out a loan more than double household income.

@Joey Cornelio definitely "rich dad poor Dad" if you haven't read it yet and also Donald Trumps "the art of the deal" are both fantastic books that can get you motivated and dedicated to real estate.

I still have to rehab the property before any of that, but it’s definitely going to exponentially increase my value.

If the walls need paint and the carpet needs replacing I would definitely do that prior to selling.

It Doesn't mention anything about a closet....but I'm sure there is some other code, law, statue ect. that gives a definition of a bedroom which appraisers hang their hat on.
