This tight supply of rentals and homes for sale will last for a decade or more.

The rent comps need to be as close to the subject as possible (same part of town, same number of units, same amenities, and built in same decade), but sometimes it will be difficult to find a comp that meets all those criterias at the same time.

I have finished every single job I’ve started over the past decade but I certainly have fired my share of full-service contractors and dismissed hourly guys who say they can walk a roof but can’t.

@Scott Williamson, the trick is, you’re putting pride and quality in your flip where the buyer is getting a “home” that will last for several decades. 

This style of loan has been around overseas for decades, but it's a little newer to the states.
