FICO doesn't treat mortgage inquiries the same as credit card inquiries.

the lawyers figure out credits and debits for everything (property taxes and anything that is paid monthly and not transferred on a set date).Are the buyers asking to be paid the prorated rent?

In general, once you have no late payments for one year and your credit cards aren't maxed, you should be in the mid 600's for a score, and begin to be eligible to tap that equity.Good luck!
