Be a cut above and offer better value than your competition.  

If they were running out of cash they could have cut corners on vital areas. 

Take these basic terms to your attorney, financing your own deals really isn't a DIY thing anymore, after you've done a few under the new regulations you might cut your teeth on one later on, but not for your first note.

They haven't been pushy, but I can see they want to cut loose.

Build relationships with active investors in your area and partner on 5 to 10 deals so you can learn and still make a small cut of the profits while limiting your exposure. 

@Scott Steffek I've heard of the handwritten yellow letters but heard about 1-3% actually respond and my list isn't that big since I cut out the condos.

Pros of the condos are that you have not management obligations as far as the whole building goes, no dealing with grass cutting or parking lot striping, or legal compliance of the development, hiring contractors, etc.

You do not want to leave a gap as wide or wider than the thickness of your baseboard .... else you end-up using quarter-round or cove to cover the gap (screams short-cut or quick/cheap).As for your closet doors:  lift the tracks; lay your finish floor; put the tracks back down.Your vinyl plank is going to expand very little.

@Jerry W. that was the key point I had misgivings as  they seemed to negotiate at each step.I cut them loose Friday night. 

@Andrew Johnson take it easy on the kids, you may actually need them to cut the lawn one day.
