Bringing in pref equity might appear bad on its face, but if done by a GP with a substantiated trackrecord, and the current LP's don't have the means for a capital call, this should be viewed differently than the the GP who is green.   

Eliminate your current rent or mortgage.Also, I wouldn't rent to a friend.

@Steve T.As a native of New Jersey currently residing in Georgia, I highly recommend considering Georgia.

I recently just purchased my first property in Sevierville, TN near Dollywood and we are currently doing some rehab and updates before we list on Airbnb and VRBO.

I guess im just asking for advice on where I should focus as im about to cash out of this current deal and pull about 45k in equity out safely as well as having 3 cash flow positive properties I just down know where I should focus with still limited experience.
