Building needs $10,000 is common area updates and then each vacant unit would need paint, possibly carpet prior to renting.  

There are other units similar to mine, which even may be more updated in the area and the property still gets consistent tenants and attraction.

Hi all,I'm new on BP, recently updated to Pro and excited to be here.

You will need to update policies and procedures, in addition to changing the way you track and modify disclosures.

Thinking it would be another investor, else I would have to kick out tenant, update it and market it.

My thinking is to update the kitchens with tile, nicer cabinets (stock so they don't break the bank), and add dishwashers (popular in our market) - but keep the other appliances until they stop functioning.
