-There currently isn't much maintenence considering the property is 9 years old (probably about the time to start having some things break though).A little more info: I bought the property in 2000 so I am now beyond the 2 out of 5 year rule to avoid capital gains (shoulda sold it last year).

Ah, I was under the impression the buyers lender would not approve a loan for a property if they saw that the property was recently purchased (within the last 6 months) and the owner turned around and sold it for a significant amount more.In essence, I buy a property from a bank for $50,000 and turn around and put it on the market for $150,000.

hello everyone and what's up to my fellow cali investors. i'm new to the forum which by the way is awesome. the great thing about the forum is that everything is real time - not something that someone read and copied from someone else that read and copied from someone else. i'm looking to get into investing like i've wanted to do for awhile now. i read the post by nicegsxr and he's on the money for so cal. prices are extremely high right now. personally i'm from the inland empire (san bernardino and riverside). a great big thank you to everyone who takes the time to share your success and also your information.
