This class includes any real property that is a rental building or structure (including a mobile home) for which 80% or more of the gross rental income for the tax year is from dwelling units.

Moderate to large Multi-Family buildings and complexes of the B and C class with value add potential, deferred maintenance, tenant issues and or management problems in the Hampton Roads area of Virginia and Greeensvile SC

Rules apply to all groups and classes.  

If source of income locally for you is a protected class you can not say that.

It you put class A amenities in a class D neighborhood, you will not get a good return. 

I'm very busy with business and having time to cook healthy meals have been a challenge.  

Pick a solid B-Class suburban area.

You are low class, you have low standards and are irresponsible with your money.

In our dealings with helping other investors we have found that some are happy dealing with B asset class performing at 6 caps or higher while we also find some others who are ok with dealing with D asset class properties that can perform at 15-20 caps.
