I don't know if you're doing a fixed contract price or if you are doing a cost plus, But either way you gotta have a higher intimidation factor with these contractors and you cannot let them change the game otherwise you will continue to get run over.

I am continuously doing research and learning all I can.

Dont leave anything out on your lease, also as you gain more in years and experience your lease will continue  to grow and expand. 

My issue is if we stop and move into a single family, our ability to continue to build our real estate portfolio essentially disappears.

It sucks for me now since it's a roof leak as now we're coming to winter with potential heavy snow and continued rain. 

If anyone has been paying attention to the Atlanta market it started rising around 2011 and has continued to rise.. effectively property values have skyrocketed.

Phoenix has been up and coming for years now and is prospected to continue to grow.
