@Brian Garlington I would start off with a residential OR commercial if I can get a good spread between the cap rate and loan constant while hitting my monthly cash-flow goals.

Alternatively, even if they don't intend to renovate, they may simply not want the current tenant in-place.On the podcast, Brandon constantly says most of his bad tenants have been ones that he has "inherited" from previous owner's not properly screening their tenants!

The wholesaler will always present properties below market value and the agent will constantly send you properties in your area that fit your criteria.I would find a contractor or at least a really good handy man that can walk the properties with you.

|----NASThe ISP does not play a part as the controls are in the router.1) the NAS MUST have a constant address; that's done with a STATIC address or an Address reservation2) the port forward is from the router, to the NAS address, for the port(s) you need - - and that depends upon the software accessing the NAS3) the remote user access then needs to know the PUBLIC ip address of your router -- see http://checkip.dyndns.org/Just so you know, this setup is NOT protected by any firewall or antivirus so if an intruder probes and finds it, you can expect all kinds of problems, including have those files stolen
