Another item that most people don't take into account when comparing RE vs the SM is the fact that in the SM your losses are limited to the money you invest.

Has anyone ever done a deal which included a proper and complete residential fuel oil tank decommissioning having been performed by the seller personally (not a hired contractor), using cat litter, then never having the decommissioning certified/filed/inspected with the proper local authorities? 

With each interview, you notice the differences in PM as in Baltimore, their experience, skillset, etc. differ vastly.Property #1 & #2 i'm using one PM, but to gain experience and to better compare, I'm using a different PM for Property #3.

I'd call the authorities.

Since we hold relatively little compared to our # of unit sales, one LLC for each business & personal seems to cover us well enough considering the assets are smaller multifamily.
