Such as credit score, verifiable income compared to rent amount, clean background, etc. 

Have your cleaning service double check on their way out whether the locks are jammed, a window left ajar, etc. because it sounds like your area is susceptible to vagrants.

Its all bad news and when i went there saturday the 68 yo woman was cleaning and cooking and organizing and everyone else just sitting around or playing with the baby.

Accepted offer was from same broker so he cleaned up on the transaction regardless.

And because I plan to operate the property as a short term rental, there will be cleaning expenses, right?

The RTA ones had much less water damage, less chipped paint, easier to clean the ick off of them… overall, much, much better experience with the real ones/RTA.As a note, always store them flat on the ground until you’re putting them together (do not stand them on their side.

Long story short, my PM cleaned and had the unit ready for marketing around mid-Sept but until today the unit is still vacant.
