Actually, I did a cost segregation on a 106-unit property I own, and even though we could only claim 80% of the bonus depreciation last year, it was still a big win for us and our investors.

I don’t want to fail, but I’m terrified I might pick the wrong market, work with the wrong broker, hire the wrong property management company or choose a property that ends up needing more work than expected.

(Just make sure you can pay them back and know banks don't want you to put a second on the property, but also won't check.)
