At this stage of my career, I felt it was a better move to hold a real asset and manage it than have some exotic debt reduction tool creating a paper liability. 

Knowing that property taxes and insurance always go up, that's an issue as well.And we're just at the very early stages of this scenario.

This could be to stop building new structures and re-purpose existing ones into residential, warehouse/distribution centers, etc. 

We are in the beginning stages of looking for property in Kansas City. 

Depending on the work/trade, sometimes there is more work in the final stage than the roughing stage.Make sense? 

For example, in a Chicago Class A mid-rise apartment property, we relocated and expanded the fitness center, improved the rooftop patio and reconfigured floor plans to add five new units to the property, adding more than $1 million in value to the building.            

I'm still in the educational stage of my journey, but hope to get to some action this summer!  

Economic anchors are things that are not going anywhere anytime soon, like state government, major universities, major health care centers, or manufacturers that are independent of the economy like military suppliers.
