Apparently our DTI is too high for the HELOC so we can do a cash out refi but that is less desirable because it means we cannot then get the loan for the rental property despite having 25% down.

This is the typical investment strategy for wraps - buy on a wrap (non-qualified assumption) and sell on a wrap and cash flow.It is all a matter of disclosure and the end buyer's acceptance of the risk. 

Obviously wholesalers is a main way but 9 out of 10 times you will need to pay with cash or HM and probably won’t have an inspection or option period.

It's expensive, but this might be the time to tap those "get cash fast" offers from your credit cards.

After freshening it up and getting it rent-ready, I was able to list it two weeks ago.I've had a decent amount of interest, two open house showings with about 6-8 different potential tenants/couples.
