There are some non-sales RE jobs that can help you earn while you learn - Construction jobs, RE administrative jobs, and other related positions.If you can get family to partner with you, you might be able to get a house-hack deal.There are tons of other options for you with respect to: career path; location to live/invest; strategy for first deal; etc.

IRR is the total return on the investment over time which would include the cash-flow earned along the way plus the profit on the sale at the back end divided but the amount of time the cash was invested.
