Since it is a new build, water shouldn't be entering the basement unless there is a Crack somewhere right?

We build triplexes in columbus OH and contract with a lot of out of state parties.

But I am looking forward to finding that gem and start building out my portfolio.

Not having the capital to jump on deals leaves limited options on "building capital and cashflow".

Is there a way to get a construction loan with the original property still on the land so I can do a new build on part of the property and then slowly rehab the historic property?

Regardless of what market you select, you would be wise to put some resources into building your off-market deal funnel.

Also wondering if I can get a second loan (Commerical) looking to go bigger with a 5+ unit building using the 75% of profit from first one. 

So today, when contractors tell me bigger numbers for work that I know l can do it is hard to let it go.It was also a process building a good screening process and staying on top of legal changes that effected leases and other processes.  

A sump pit with lots of gravel surrounding the sump basin will attract water much quicker than a sump pit with less gravel around the basin. etc.).When I had my flooding issues, I paid a hydrologist to come out and inspect the property and educate me on how water was moving around the property, and importantly, how water was moving underground near my foundation.

It can bring in steady cash, help you build wealth, and mix up your investments.
