How many commission checks and for how much will support you through dry spells?

Since the land it across from my great granddad's place and was owned by another great grandfather in the 50s I know that it hasn't flooded since 1907 and the now dry creek that is near it hasn't run except about a foot high during very heavy rains in the last 20 years so once I have the mortgage paid off in a couple more years I will drop the insurance.

My only issue is I feel like without actually being hands on with a deal, I'll blow my first deal, lose money and deal a huge blow to my confidence, has anyone had this issue and how did you overcome it or get help?

I was seeing some interesting stuff a couple of months ago in W Town n' Country (33614) and along the river (Riverside Heights, etc) but things seem to be drying up.
