However other renovated houses on the block and in the area are about the same height finished, some with a bedroom and full bath.

A couple blocks to the south it gets into C+ and B class areas of larger historic homes in the $200k-500k range.   

Someone on my block just listed $100k below all previous comps and their house was in nice shape.

I spoke with the founder of AirDNA and he said Revenue potential uses a complicated algorithm that says "what days were available, how many days was it booked, how many days was it unavailable, how much does it make compared to comps, and what would it bring it if it was available for the days the property was blocked." 

He is blocked now.

For long term rental properties, I prefer block or brick houses to minimize the maintenance needed with on wood or siding repair. 

We know this is a bit low, but we bought it with the appreciation we see as the neighborhood is two blocks from where the prices really jump, and the area is starting to be gentrified. 

I feel like I’m in a similar position to you when you wrote this post, hitting a road block with some census/zillow/etc data.
